Spicerhaart Part-Exchange and Assisted Move was instructed to sell the property on behalf of a developer on their assisted move scheme on a multi-agency basis. As the successful selling agent we then progressed through to completion. It transpired early in the transaction the seller’s circumstances were not straightforward and additional care would be needed to ensure that this transaction stayed on track.
The vendor was using the firm's Assisted Move service to facilitate their own move to a new development and needed the sale to go through to provide the necessary finance.
Rubina Malik was looking to buy the property, in Chadwell Heath, near Dagenham in Essex, as an investment on a buy-to-let basis. Her offer was accepted in August 2019 but the deal immediately started hitting obstacles due to the vendor’s circumstances.
Rubina was tempted to abandon the purchase but had set her heart on the property and wanted to start earning an income from it a soon as possible.
Spicerhaart’s Jade Brough kept all parties fully-informed of what was going on at all stages, acting as a vital conduit between all the parties involved.
“We were really lucky with the difficulties we faced on this transaction that Rubina was very patient as a buyer,” said Jade.
“As an agent we hope to ensure that all transactions go through smoothly and efficiently. Sometimes, however, the circumstances of either sellers or buyers can prevent this.
“Where this situation arises, we endeavour to ensure all parties are kept up to date throughout the process and assist the solicitors and/or financial advisers to obtain a positive outcome for all those involved.”
Although the process was not as straightforward as she would have likes, Rubina was impressed with the service Jade provided.
“Jade was really good throughout the process,” Rubina said.
“She couldn’t disclose personal information but did everything she could to keep me completely up to date with what was happening so I never felt I didn’t know what was going on, and helped to communicate with the vendor.”
The purchase eventually completed in February 2020 and Rubina has now taken possession of the property ready to put it on the rental market.
